Tržište nekretnina, pa i onih koje se iznajmljuju, već dugo "divlja". Kada se tome pridodaju efekti inflacije, porast cijena građevinskoga materijala i "kvadrata" novih stanova, rastu i cijene najma.
Dodatni moment rasta cijena može biti i rat u Ukrajini kada izbjeglice unajmljuju i kupuju stanove u drugoj državi. Upravo to događa se u Beogradu gdje su baš Rusi i Ukrajinci, kako se tvrdi, "zaslužni" za porast cijena stanova i do velikih 30 posto.
"Moj najveći šok bio je to što nisam ni znala da se stan u kojem živim prodaje. Kupili su ga Rusi i dobila sam samo pet dana da se iselim. I nisam jedina, jer se ista situacija dogodila kod još četiri osobe iz moje okoline. Zapanjila sam se i kad sam vidjela da se u 'Halo oglasima' iznajmljivanje stanova oglašava na ruskom", kazala je za Politiku jedna od podstanarki koja je od vlasnika dobila rok od pet dana da se iseli, prenosi Dnevnik.hr.

Osim što razmišljaju o uzrocima rasta cijena, osobe koje se bave nekretninama razmišljaju i o tome kako će tržište izgledati u budućnosti.
"U rujnu dolaze studenti, a oni neće moći toliko platiti. Vlasnici će morati korigirati cijene kako bi stanove i dalje iznajmljivali, kaže agentica za nekretnine Kaća Lazarević koja ističe da je u posljednjih mjesec dana stiglo nešto manje Rusa i Ukrajinaca, ali cijene nisu pale. Ona je dodala da je najveća potražnja bila za malim stanovima koje su Rusi iznajmljivali na razdoblje od šest mjeseci po cijeni od 500 eura, prenosi.
"Stranci su spremni platiti veće cijene, ali u stanu provedu dva-tri mjeseca i odu", objašnjava agent za nekretnine Nikola Đogatović koji smatra da je bitnija financijska stabilnost dugoročnog najmoprimca od kratkoročne brze zarade, prenosi Dnevnik.hr.

Treba primijetiti da beogradske više cijene ne izgedaju toliko visoke kada se usporede sa splitskima. Ali kada se uzmu prosječne plaće u Srbiji, vrijednost u eurima čini se većom. U najlošijoj su poziciji na oba mjesta unajmljivači ili kupci stanova koji moraju plaćati puno skuplje kvadrate, neovisno o tome je li razlog povećanje cijena građevinskog materijala ili dolazak ratnih izbjeglica.

Tržište nekretnina, pa i onih koje se iznajmljuju, već dugo "divlja". Kada se tome pridodaju efekti inflacije, porast cijena građevinskoga materijala i "kvadrata" novih stanova, rastu i cijene najma.
Dodatni moment rasta cijena može biti i rat u Ukrajini kada izbjeglice unajmljuju i kupuju stanove u drugoj državi. Upravo to događa se u Beogradu gdje su baš Rusi i Ukrajinci, kako se tvrdi, "zaslužni" za porast cijena stanova i do velikih 30 posto.
"Moj najveći šok bio je to što nisam ni znala da se stan u kojem živim prodaje. Kupili su ga Rusi i dobila sam samo pet dana da se iselim. I nisam jedina, jer se ista situacija dogodila kod još četiri osobe iz moje okoline. Zapanjila sam se i kad sam vidjela da se u 'Halo oglasima' iznajmljivanje stanova oglašava na ruskom", kazala je za Politiku jedna od podstanarki koja je od vlasnika dobila rok od pet dana da se iseli, prenosi Dnevnik.hr.

Osim što razmišljaju o uzrocima rasta cijena, osobe koje se bave nekretninama razmišljaju i o tome kako će tržište izgledati u budućnosti.
"U rujnu dolaze studenti, a oni neće moći toliko platiti. Vlasnici će morati korigirati cijene kako bi stanove i dalje iznajmljivali, kaže agentica za nekretnine Kaća Lazarević koja ističe da je u posljednjih mjesec dana stiglo nešto manje Rusa i Ukrajinaca, ali cijene nisu pale. Ona je dodala da je najveća potražnja bila za malim stanovima koje su Rusi iznajmljivali na razdoblje od šest mjeseci po cijeni od 500 eura, prenosi.
"Stranci su spremni platiti veće cijene, ali u stanu provedu dva-tri mjeseca i odu", objašnjava agent za nekretnine Nikola Đogatović koji smatra da je bitnija financijska stabilnost dugoročnog najmoprimca od kratkoročne brze zarade, prenosi Dnevnik.hr.

Treba primijetiti da beogradske više cijene ne izgedaju toliko visoke kada se usporede sa splitskima. Ali kada se uzmu prosječne plaće u Srbiji, vrijednost u eurima čini se većom. U najlošijoj su poziciji na oba mjesta unajmljivači ili kupci stanova koji moraju plaćati puno skuplje kvadrate, neovisno o tome je li razlog povećanje cijena građevinskog materijala ili dolazak ratnih izbjeglica.
