Najistaknutiji domaći matematičar Toni Milun bio je gost emisiji Newsnight na N1 Televiziji u kojoj je govorio je pokušao dati savjet građanima je li sada dobar trenutak za kupovinu stana na kredit.
- Kod nas još ništa ne pada, jako je teško reći sa sigurnošću što će se dogoditi, ali možda je veća vjerojatnost da će cijene pasti. Kamatne stope će rasti, rastu i u Europi. U Zakonu o potrošačkom kreditiranju piše da najveća kamatna stopa na stambeni kredit može iznositi samo trećinu ili biti tri posto veća od prosječne. No, velik broj ljudi ima fiksne kamatne stope i velik broj kredita je vezan za NRS – to je ono što nam banke daju kad mi štedimo. No, to je ništa, to ne raste. I zato neće puno rasti kamatne stope kao u drugim država. Sad mi imamo kamatne stope manje nego Nijemci i većina europskih država, rekao je matematičar i financijski stručnjak Toni Milun.
Ima poruku za građane koji su u fazi kupovanja stana.
- Oni koji ne moraju kupovati stan, možda je prilika da malo pričekaju. Ja još uvijek čekam priliku da kupim novi malo veći stan. Kad sam se upisao na listu za čekanje za stan kvadrat je iznosio 2,300 eura, a sad iznosi tri i pol tisuće. Nema šanse da ga uzmem, rekao je.
Pojasnio je i koliko bi iznosila mjesečna rata tročlane obitelji za stan od 60 kvadrata koji vrijedi oko 150 tisuća eura.
- Najniža kamatna stopa za takav stan iznosi 3,2 posto, a za ratu stana bi trebali izdvajati 650 eura svaki mjesec. To je malo više od pola prosječne hrvatske plaće. Ako je kamatna stopa 3,5 posto, cijena rate se penje na 675 eura. Ja ću svakako čekati priliku za kupnju većeg stana, a svatko treba procijeniti za sebe. Lako je pogledati stvari unazad. Tad možemo reći što je bilo faktor toga da cijene idu gore, rekao je pa dodao:
- Nije nam se isplatilo ulaziti u eurozonu, ali se isplatilo to što imamo limit da maksimalna kamatna stopa ne može rasti iznad 33 posto. Vidjet ćemo što će biti za 4,5,godina kad stopa naraste na 3,5 posto”.
Milun navodi da se kredit uzima samo za nešto što će nam pomoći da više zarađujemo, primjerice biznis ili obrazovanje, no stan je tu iznimka.
- Kod nas su cijene strancima još jako prihvatljive. Stranac pred mirovinu koji bira hoće li kupiti stan u Švedskoj ili Engleskoj za 350 tisuća eura, povoljnije mu ga je kupiti na našoj obali kupiti za 150 tisuća eura. Mi spadamo među 4 države s najvećim postotkom ljudi koji žive u vlastitim stanovima, iznad 90 posto. Teško je štedjeti jer je inflacija jako velika, oko 9 posto godišnje. No, uštedjeti se može ako vodimo evidenciju svojih troškova. Ja koristim Excell tablicu i u svaku rubriku upisujem koliko svaki dan potrošim. Svaki sam dan vodio evidenciju o svojoj potrošnji tijekom dana. Većini ljudi je to teško, ali meni je pomoglo. No, ljudi kažu da su počeli manje trošiti jer su postali svjesniji. Tržište se oporavilo, još smo u turbulentnim vremenima, ali u zadnjih godinu dana investiranje je bilo isplativo, zaključio je Toni Milun.

- Kod nas još ništa ne pada, jako je teško reći sa sigurnošću što će se dogoditi, ali možda je veća vjerojatnost da će cijene pasti. Kamatne stope će rasti, rastu i u Europi. U Zakonu o potrošačkom kreditiranju piše da najveća kamatna stopa na stambeni kredit može iznositi samo trećinu ili biti tri posto veća od prosječne. No, velik broj ljudi ima fiksne kamatne stope i velik broj kredita je vezan za NRS – to je ono što nam banke daju kad mi štedimo. No, to je ništa, to ne raste. I zato neće puno rasti kamatne stope kao u drugim država. Sad mi imamo kamatne stope manje nego Nijemci i većina europskih država, rekao je matematičar i financijski stručnjak Toni Milun.
Ima poruku za građane koji su u fazi kupovanja stana.
- Oni koji ne moraju kupovati stan, možda je prilika da malo pričekaju. Ja još uvijek čekam priliku da kupim novi malo veći stan. Kad sam se upisao na listu za čekanje za stan kvadrat je iznosio 2,300 eura, a sad iznosi tri i pol tisuće. Nema šanse da ga uzmem, rekao je.
Pojasnio je i koliko bi iznosila mjesečna rata tročlane obitelji za stan od 60 kvadrata koji vrijedi oko 150 tisuća eura.
- Najniža kamatna stopa za takav stan iznosi 3,2 posto, a za ratu stana bi trebali izdvajati 650 eura svaki mjesec. To je malo više od pola prosječne hrvatske plaće. Ako je kamatna stopa 3,5 posto, cijena rate se penje na 675 eura. Ja ću svakako čekati priliku za kupnju većeg stana, a svatko treba procijeniti za sebe. Lako je pogledati stvari unazad. Tad možemo reći što je bilo faktor toga da cijene idu gore, rekao je pa dodao:
- Nije nam se isplatilo ulaziti u eurozonu, ali se isplatilo to što imamo limit da maksimalna kamatna stopa ne može rasti iznad 33 posto. Vidjet ćemo što će biti za 4,5,godina kad stopa naraste na 3,5 posto”.
Milun navodi da se kredit uzima samo za nešto što će nam pomoći da više zarađujemo, primjerice biznis ili obrazovanje, no stan je tu iznimka.
- Kod nas su cijene strancima još jako prihvatljive. Stranac pred mirovinu koji bira hoće li kupiti stan u Švedskoj ili Engleskoj za 350 tisuća eura, povoljnije mu ga je kupiti na našoj obali kupiti za 150 tisuća eura. Mi spadamo među 4 države s najvećim postotkom ljudi koji žive u vlastitim stanovima, iznad 90 posto. Teško je štedjeti jer je inflacija jako velika, oko 9 posto godišnje. No, uštedjeti se može ako vodimo evidenciju svojih troškova. Ja koristim Excell tablicu i u svaku rubriku upisujem koliko svaki dan potrošim. Svaki sam dan vodio evidenciju o svojoj potrošnji tijekom dana. Većini ljudi je to teško, ali meni je pomoglo. No, ljudi kažu da su počeli manje trošiti jer su postali svjesniji. Tržište se oporavilo, još smo u turbulentnim vremenima, ali u zadnjih godinu dana investiranje je bilo isplativo, zaključio je Toni Milun.
