U više smo navrata pisali o ne baš sretnoj situaciji za buduće stanare zgrade u Tršćanskoj ulici. Na mjestu nekadašnje upravne zgrade tvrtke "Cestar", prema projektu arhitekta Nene Kezića, izgrađen je stambeni kompleks s 38 stanova i 61 parkirališnim mjestom, dvije zgrade, tri portuna.
Sredinom siječnja 2020. dobili su građevinsku dozvolu za podrum, suteren, prizemlje i četiri kata, uz nadgrađe, dopuštena im je i izgradnja zajedničke garaže i spremišta u podrumu i suterenu, a zgrada je završena početkom 2022. godine.
Zgrada je izgrađena, 38 novih stanara "papreno" je platilo kvadrate skoro u centru grada i sad je "samo" trebalo odraditi tehnički pregled. Bez tehničkog pregleda nema uporabne dozvole. Bez uporabne dozvole nema ključeva stana. Bez ključeva stana nema krova nad glavom.
I onda šok!
Ponovit ćemo proceduru
Gradski Upravni odjel za prostorno planiranje, uređenje i zaštitu okoliša odbio je zahtjev tvrtki "Cestar" za izdavanje uporabne dozvole. Zašto? Zato što su "prešišali" dozvoljenu kvadraturu u podrumskim prostorijama, "probili" su gabarite dozvoljene po građevinskoj dozvoli.
"Cestar" se na Rješenje o odbijanju žalio, žalba je proslijeđena nadležnom Ministarstvu.
I sada se, eto, Ministarstvo prostornog uređenja, graditeljstva i državne imovine očitovalo. Poništavaju rješenje Upravnog odjela za prostorno planiranje, uređenje i zaštitu okoliša o odbijanju izdavanja uporabne dozvole zgradi. Vraćaju predmet tijelu prvog stupnja na ponovno rješenje.
- Sljedeći potez je postupanje po rješenju Ministarstva kojim je utvrđena obaveza da se zakaže tehnički pregled, i u tom postupku utvrdi da li građevina ispunjava uvjete da se izda uporabna dozvola. Postupak je u tijeku. Tehnički pregled će se zakazati što prije, čim se ostvare organizacijski uvjeti - kazao nam je Teo Vojković, pročelnik po ovlaštenju gradskog Upravnog odjela za urbanizam i izgradnju.
I kredit i podstanarstvo
Ta vijest je probudila nade budućih stanara.
Mnogi od njih posljednjih nekoliko godina plaćaju i rate kredita za otplatu stana i podstanarinu u isto vrijeme. Mnogima su već bijeloj tehnici, kupljenoj za nove stanove, istekli garancijski rokovi. Mnogi su odustali i tražili povrat uloženog.

Nada zadnja umire, kažu, a njihova se dobrano "opekla", izranjena na dokumentaciji koja nije dostavljana na vrijeme, ozlijeđena požurnicama, pisanim izjavama izvođača i završnim izvješćima nadzornih inženjera, izluđena potpuno izmjenama i nadopunama lokacijskih dozvola, dopunama glavnog projekta... Jadna nada...

U više smo navrata pisali o ne baš sretnoj situaciji za buduće stanare zgrade u Tršćanskoj ulici. Na mjestu nekadašnje upravne zgrade tvrtke "Cestar", prema projektu arhitekta Nene Kezića, izgrađen je stambeni kompleks s 38 stanova i 61 parkirališnim mjestom, dvije zgrade, tri portuna.
Sredinom siječnja 2020. dobili su građevinsku dozvolu za podrum, suteren, prizemlje i četiri kata, uz nadgrađe, dopuštena im je i izgradnja zajedničke garaže i spremišta u podrumu i suterenu, a zgrada je završena početkom 2022. godine.
Zgrada je izgrađena, 38 novih stanara "papreno" je platilo kvadrate skoro u centru grada i sad je "samo" trebalo odraditi tehnički pregled. Bez tehničkog pregleda nema uporabne dozvole. Bez uporabne dozvole nema ključeva stana. Bez ključeva stana nema krova nad glavom.
I onda šok!
Ponovit ćemo proceduru
Gradski Upravni odjel za prostorno planiranje, uređenje i zaštitu okoliša odbio je zahtjev tvrtki "Cestar" za izdavanje uporabne dozvole. Zašto? Zato što su "prešišali" dozvoljenu kvadraturu u podrumskim prostorijama, "probili" su gabarite dozvoljene po građevinskoj dozvoli.
"Cestar" se na Rješenje o odbijanju žalio, žalba je proslijeđena nadležnom Ministarstvu.
I sada se, eto, Ministarstvo prostornog uređenja, graditeljstva i državne imovine očitovalo. Poništavaju rješenje Upravnog odjela za prostorno planiranje, uređenje i zaštitu okoliša o odbijanju izdavanja uporabne dozvole zgradi. Vraćaju predmet tijelu prvog stupnja na ponovno rješenje.
- Sljedeći potez je postupanje po rješenju Ministarstva kojim je utvrđena obaveza da se zakaže tehnički pregled, i u tom postupku utvrdi da li građevina ispunjava uvjete da se izda uporabna dozvola. Postupak je u tijeku. Tehnički pregled će se zakazati što prije, čim se ostvare organizacijski uvjeti - kazao nam je Teo Vojković, pročelnik po ovlaštenju gradskog Upravnog odjela za urbanizam i izgradnju.
I kredit i podstanarstvo
Ta vijest je probudila nade budućih stanara.
Mnogi od njih posljednjih nekoliko godina plaćaju i rate kredita za otplatu stana i podstanarinu u isto vrijeme. Mnogima su već bijeloj tehnici, kupljenoj za nove stanove, istekli garancijski rokovi. Mnogi su odustali i tražili povrat uloženog.
- Ovo mi je uljepšalo dan! - tako su reagirali na vijest.
Nada zadnja umire, kažu, a njihova se dobrano "opekla", izranjena na dokumentaciji koja nije dostavljana na vrijeme, ozlijeđena požurnicama, pisanim izjavama izvođača i završnim izvješćima nadzornih inženjera, izluđena potpuno izmjenama i nadopunama lokacijskih dozvola, dopunama glavnog projekta... Jadna nada...
