U Splitu cijene nekretnina posljednjih godina divljaju. Unatoč tome što su mnogi predviđali da će pandemija koronavirusa paralizirati tržište kuća i stanova ovdje i u svijetu, to se nije dogodilo. Dapače, ono je odmah nakon ukidanja prvih propisanih karantena u Europi i Americi – oživjelo, a cijene su, mimo svih očekivanja – porasle.

U Hrvatskoj je prosječna neto plaća nešto manja od tisuću eura, a u turističkom Splitu, u kojem dominira rentijerska ekonomija, u prosjeku se za četvorni metar stana traži gotovo tri puta više novca. 

U Splitu su stanovi tijekom listopada 2021. u prosjeku bili jedan posto skuplji nego mjesec prije, a za četvorni metar tražilo se 3082 eura. No, treba uzeti u obzir da je jedno ono što kupci priželjkuju, a drugo što na koncu dobiju za nekretninu koju prodaju, tako da je konačna cijena najčešće deset do dvadeset posto niža od istaknute.

U svakom slučaju, cijena stana u Splitu u prosjeku je sigurno viša od 2500 eura za kvadrat. Najviše se traže novogradnje s parkirnim mjestom u garaži, a kolika je jagma za njima, svjedoči i činjenica da građevinari više ne žele uzimati predujam za stanove, nego su ih odlučili prodavati tek nakon dobivene uporabne dozvole.

Neki od njih predviđaju daljnji rast cijena zbog inflacije koja je na djelu. Građevni je materijal poskupio i više od sto posto, što je također pridonijelo enormnom rastu cijena nekretnina. No, je li zaista tako? Treba li što prije kupiti stan ili čekati? Hoće li se ovaj nekretninski balon ispuhati?

– Veliki je nerazmjer između kupovne moći građana i cijena nekretnina, osobito u Splitu. No, taj enormni rast ipak bi se trebao zaustaviti. Ipak, cijene nekretnina neće padati zbog cijelog niza razloga – kaže Jasminka Biliškov, predsjednica Strukovne grupacije agencija za promet nekretninama Split.

Osim navedenih razloga, tu su još i manjak raspoloživog građevinskog zemljišta u Splitu, zatim cijena radne snage, koja je zbog deficita građevinskih radnika u posljednje vrijeme također jako porasla.

– Nekada se postavljanje pločica plaćalo 12 eura po kvadratu, danas je ta cijena skočila na 18, pa čak i 20 eura. Treba imati na umu da su i energenti otišli gore – veli Jasminka Biliškov i dodaje da je unatoč svemu u 2021. godini promet nekretnina bio jako dobar.

– Nekretnine su se kupovale i prodavale. Zbog niskih kamata, ne isplati se novac držati u bankama i zato ga se ulaže u nekretnine. U Splitu se najviše traže novogradnje, no njih je najmanje. Njihove su cijene u prosjeku dosta više u odnosu na stare stanove, no stariji stanovi ne moraju biti i lošiji. Gotovo u pravilu to je kvalitetna gradnja – veli predsjednica Strukovne grupacije agencija za promet nekretninama u Splitu i savjetuje mladim ljudima koji se tek kuće da traže i takve stanove.

– Neka svakako iskoriste i poticaje koji im se nude. I krediti su vrlo povoljni. Kamate na stambene kredite nikad nisu bile niže – veli naša sugovornica i kaže da je situacija s nekretninama slična i u glavnom gradu Hrvatske.

– I u Zagrebu vlada najveći interes za novogradnjama. Razlog više je, naravno, i potres, koji je najviše štete prouzročio na starim zgradama u centru grada – ističe Jasminka Biliškov.

Zašto u Splitu nema dovoljno raspoloživoga građevinskog zemljišta?

– Zemljišta ima, ali nema puteva do njih i općenito infrastrukture te urbanističkih planova koji bi tu regulirali stanogradnju. Osim toga, ima još zemljišta koja su u povratu vlasnicima, ali su imovinskopravno nesređena. U svakom slučaju, zbog svega što smo nabrojili, u Splitu je teško pronaći stan za manje 2600 eura po kvadratu – zaključuje Jasminka Biliškov iz agencije "Biliškov nekretnine".

U Splitu cijene nekretnina posljednjih godina divljaju. Unatoč tome što su mnogi predviđali da će pandemija koronavirusa paralizirati tržište kuća i stanova ovdje i u svijetu, to se nije dogodilo. Dapače, ono je odmah nakon ukidanja prvih propisanih karantena u Europi i Americi – oživjelo, a cijene su, mimo svih očekivanja – porasle.

U Hrvatskoj je prosječna neto plaća nešto manja od tisuću eura, a u turističkom Splitu, u kojem dominira rentijerska ekonomija, u prosjeku se za četvorni metar stana traži gotovo tri puta više novca. 

U Splitu su stanovi tijekom listopada 2021. u prosjeku bili jedan posto skuplji nego mjesec prije, a za četvorni metar tražilo se 3082 eura. No, treba uzeti u obzir da je jedno ono što kupci priželjkuju, a drugo što na koncu dobiju za nekretninu koju prodaju, tako da je konačna cijena najčešće deset do dvadeset posto niža od istaknute.

U svakom slučaju, cijena stana u Splitu u prosjeku je sigurno viša od 2500 eura za kvadrat. Najviše se traže novogradnje s parkirnim mjestom u garaži, a kolika je jagma za njima, svjedoči i činjenica da građevinari više ne žele uzimati predujam za stanove, nego su ih odlučili prodavati tek nakon dobivene uporabne dozvole.

Neki od njih predviđaju daljnji rast cijena zbog inflacije koja je na djelu. Građevni je materijal poskupio i više od sto posto, što je također pridonijelo enormnom rastu cijena nekretnina. No, je li zaista tako? Treba li što prije kupiti stan ili čekati? Hoće li se ovaj nekretninski balon ispuhati?

– Veliki je nerazmjer između kupovne moći građana i cijena nekretnina, osobito u Splitu. No, taj enormni rast ipak bi se trebao zaustaviti. Ipak, cijene nekretnina neće padati zbog cijelog niza razloga – kaže Jasminka Biliškov, predsjednica Strukovne grupacije agencija za promet nekretninama Split.

Osim navedenih razloga, tu su još i manjak raspoloživog građevinskog zemljišta u Splitu, zatim cijena radne snage, koja je zbog deficita građevinskih radnika u posljednje vrijeme također jako porasla.

– Nekada se postavljanje pločica plaćalo 12 eura po kvadratu, danas je ta cijena skočila na 18, pa čak i 20 eura. Treba imati na umu da su i energenti otišli gore – veli Jasminka Biliškov i dodaje da je unatoč svemu u 2021. godini promet nekretnina bio jako dobar.

– Nekretnine su se kupovale i prodavale. Zbog niskih kamata, ne isplati se novac držati u bankama i zato ga se ulaže u nekretnine. U Splitu se najviše traže novogradnje, no njih je najmanje. Njihove su cijene u prosjeku dosta više u odnosu na stare stanove, no stariji stanovi ne moraju biti i lošiji. Gotovo u pravilu to je kvalitetna gradnja – veli predsjednica Strukovne grupacije agencija za promet nekretninama u Splitu i savjetuje mladim ljudima koji se tek kuće da traže i takve stanove.

– Neka svakako iskoriste i poticaje koji im se nude. I krediti su vrlo povoljni. Kamate na stambene kredite nikad nisu bile niže – veli naša sugovornica i kaže da je situacija s nekretninama slična i u glavnom gradu Hrvatske.

– I u Zagrebu vlada najveći interes za novogradnjama. Razlog više je, naravno, i potres, koji je najviše štete prouzročio na starim zgradama u centru grada – ističe Jasminka Biliškov.

Zašto u Splitu nema dovoljno raspoloživoga građevinskog zemljišta?

– Zemljišta ima, ali nema puteva do njih i općenito infrastrukture te urbanističkih planova koji bi tu regulirali stanogradnju. Osim toga, ima još zemljišta koja su u povratu vlasnicima, ali su imovinskopravno nesređena. U svakom slučaju, zbog svega što smo nabrojili, u Splitu je teško pronaći stan za manje 2600 eura po kvadratu – zaključuje Jasminka Biliškov iz agencije "Biliškov nekretnine".
