Otkako se kineska kompanije Evergrande našla u financijskim nevoljama pozornost čitavog svijeta usmjerena je na nju te se postavlja pitanje može li i hoće li poljuljati cijelu drugu najbrže rastuću svjetsku ekonomiju?

Dok investitori s nestrpljenjem čekaju razrješenje situacije s kompanijom čiji dugovi iznose oko 300 milijardi dolara u obveznicama ekonomisti počinju donositi prve potencijalne zaključke: veliki rast tržišta nekretnina bio je prenapuhan i sada će se usporiti. To je za kinesku sveukupnu ekonomiju nevjerojatan udarac uzmemo li u obzir da upravo ta privredna grada donosi 30 posto državnog BDP-a. Desetljećima je to pomagalo zemlji u održavanju brzog gospodarskog rasta.

Već i prije nego li su na vidjelo izašli svi problemi s Evergrandom pisalo se i govorilo o desecima milijuna praznih stanova diljem zemlje, a taj problem se posljednjih godina samo pogoršao. 

Mark Williams, glavni ekonomist Capital Economicsa za Aziju za CNN je iznio procjenu da Kina još ima oko 30 milijuna neprodanih nekretnina u kojima bi moglo biti smješteno 80 milijuna ljudi. To je gotovo cijelo stanovništvo Njemačke.

Povrh toga, oko 100 milijuna nekretnina vjerojatno je kupljeno, ali nitko u njih nije uselio, što znači prazan smještaj za još 260 milijuna ljudi. Takvi su projekti godinama privlačili pažnju, pa su čak nazvani i kineski "gradovi duhova".

Treba naglasiti da Evergrande, koji je sa svojim ogromnim dugom postao primjer neodrživog rasta, nije jedini koji grca u problemima. Niz drugih kompanija je posljednjih dana zatražio od zajmodavaca više vremena za otplatu ili upozorio na moguće neispunjavanje obveza.

Potražnja za stambenim nekretninama u Kini ulazi u doba stalnog pada, a njihove cijene rastu manje nego u prethodnim godinama, a to čak nisu ni jedini problemi. Većina novih stanova, njih čak 90 posto, prodaje se prije nego što su dovršeni, u slučaju da neka od velikih kompanija 'propadne' što to znači za sve one koji su uložili dio sredstava ili pak unaprijed platili skoro cijele nekretnine? Za vlast je to posebno važno zbog čega se očekuje da će osigurati nastavak tekućih projekata brinući o građanima.

Prema nedavnoj analizi Bank of America, Evergrande je prodao 200.000 stambenih jedinica koje još nisu predate kupcima. To je pogoršalo bojazan da bi druga najveća građevinska firma u zemlji kupce kuća mogla ostaviti praznih ruku.

Posljednjih tjedana vlada se usredotočila na ograničavanje posljedica krize i zaštitu običnih ljudi. U priopćenju krajem prošlog mjeseca, Narodna banka Kine obećala je "održati zdrav razvoj tržišta nekretnina i štititi legitimna prava i interese potrošača stanova", prenosi CNN.

Iako se nije odnosila samo na Evergrande, središnja banka u posljednje vrijeme upumpava gotovinu u financijski sustav kako bi stabilizirala situaciju. Ekonomisti naglašavaju da se nisu sve tvrtke preračunale i našle u istoj situaciji.

Uz par iznimaka, većina velikih građevinskih kompanija u mnogo je jačoj financijskoj poziciji od Evergrandea i trebali bi biti u stanju privremeno pružiti izvjesnu sigurnost usred trenutnih trzavica na tržištu, zaključili su ekonomisti za CNN.

Otkako se kineska kompanije Evergrande našla u financijskim nevoljama pozornost čitavog svijeta usmjerena je na nju te se postavlja pitanje može li i hoće li poljuljati cijelu drugu najbrže rastuću svjetsku ekonomiju?

Dok investitori s nestrpljenjem čekaju razrješenje situacije s kompanijom čiji dugovi iznose oko 300 milijardi dolara u obveznicama ekonomisti počinju donositi prve potencijalne zaključke: veliki rast tržišta nekretnina bio je prenapuhan i sada će se usporiti. To je za kinesku sveukupnu ekonomiju nevjerojatan udarac uzmemo li u obzir da upravo ta privredna grada donosi 30 posto državnog BDP-a. Desetljećima je to pomagalo zemlji u održavanju brzog gospodarskog rasta.

Već i prije nego li su na vidjelo izašli svi problemi s Evergrandom pisalo se i govorilo o desecima milijuna praznih stanova diljem zemlje, a taj problem se posljednjih godina samo pogoršao. 

Mark Williams, glavni ekonomist Capital Economicsa za Aziju za CNN je iznio procjenu da Kina još ima oko 30 milijuna neprodanih nekretnina u kojima bi moglo biti smješteno 80 milijuna ljudi. To je gotovo cijelo stanovništvo Njemačke.

Povrh toga, oko 100 milijuna nekretnina vjerojatno je kupljeno, ali nitko u njih nije uselio, što znači prazan smještaj za još 260 milijuna ljudi. Takvi su projekti godinama privlačili pažnju, pa su čak nazvani i kineski "gradovi duhova".

Treba naglasiti da Evergrande, koji je sa svojim ogromnim dugom postao primjer neodrživog rasta, nije jedini koji grca u problemima. Niz drugih kompanija je posljednjih dana zatražio od zajmodavaca više vremena za otplatu ili upozorio na moguće neispunjavanje obveza.

Potražnja za stambenim nekretninama u Kini ulazi u doba stalnog pada, a njihove cijene rastu manje nego u prethodnim godinama, a to čak nisu ni jedini problemi. Većina novih stanova, njih čak 90 posto, prodaje se prije nego što su dovršeni, u slučaju da neka od velikih kompanija 'propadne' što to znači za sve one koji su uložili dio sredstava ili pak unaprijed platili skoro cijele nekretnine? Za vlast je to posebno važno zbog čega se očekuje da će osigurati nastavak tekućih projekata brinući o građanima.

Prema nedavnoj analizi Bank of America, Evergrande je prodao 200.000 stambenih jedinica koje još nisu predate kupcima. To je pogoršalo bojazan da bi druga najveća građevinska firma u zemlji kupce kuća mogla ostaviti praznih ruku.

Posljednjih tjedana vlada se usredotočila na ograničavanje posljedica krize i zaštitu običnih ljudi. U priopćenju krajem prošlog mjeseca, Narodna banka Kine obećala je "održati zdrav razvoj tržišta nekretnina i štititi legitimna prava i interese potrošača stanova", prenosi CNN.

Iako se nije odnosila samo na Evergrande, središnja banka u posljednje vrijeme upumpava gotovinu u financijski sustav kako bi stabilizirala situaciju. Ekonomisti naglašavaju da se nisu sve tvrtke preračunale i našle u istoj situaciji.

Uz par iznimaka, većina velikih građevinskih kompanija u mnogo je jačoj financijskoj poziciji od Evergrandea i trebali bi biti u stanju privremeno pružiti izvjesnu sigurnost usred trenutnih trzavica na tržištu, zaključili su ekonomisti za CNN.

Otkako se kineska kompanije Evergrande našla u financijskim nevoljama pozornost čitavog svijeta usmjerena je na nju te se postavlja pitanje može li i hoće li poljuljati cijelu drugu najbrže rastuću svjetsku ekonomiju?

Dok investitori s nestrpljenjem čekaju razrješenje situacije s kompanijom čiji dugovi iznose oko 300 milijardi dolara u obveznicama ekonomisti počinju donositi prve potencijalne zaključke: veliki rast tržišta nekretnina bio je prenapuhan i sada će se usporiti. To je za kinesku sveukupnu ekonomiju nevjerojatan udarac uzmemo li u obzir da upravo ta privredna grada donosi 30 posto državnog BDP-a. Desetljećima je to pomagalo zemlji u održavanju brzog gospodarskog rasta.

Već i prije nego li su na vidjelo izašli svi problemi s Evergrandom pisalo se i govorilo...
