Zašto su prestali radovi na rekonstrukciji novog baštinskog hotela na zadarskom Muraju?
Prije točno dvije godine, Marko Kadija, vlasnik tvrtke "Red White Blue Group" iz Svetog Filipa i Jakova ponudio je najviši iznos na javnom natječaju Grada Zadra za zakup velikog i atraktivnog prostora iznad "Atrija" u kojemu je bila smještena lokalna ispostava Hrvatskih cesta.
Radi se o poslovnom prostoru površine 382 četvorna metra, a Grad je cijenu odredio na 12 eura po kvadratu, odnosno ukupno 4584 eura. Zbog velikog ulaganja, a onda i pandemije, Kadija je bio oslobođen plaćanja zakupnine do kraja 2020. godine.
U međuvremenu, radovi su prestali, a dug je počeo rasti. Prema informacijama koje smo dobili iz gradskog Upravnog odjela za financije, spomenuta tvrtka je lokalnoj "blagajni" za zakup tog poslovnog prostora dužna 537 tisuća kuna.
Na pitanje kako zadarska vlast planira naplatiti nemalo potraživanje, evo što su nam odgovorili iz Upravnog odjela za gospodarenje imovinom.
- Budući da se nedvojbeno radi o iznimno složenom i zahtjevnom investicijskom projektu, Grad nastoji sporazumno riješiti nastalu situaciju vezano uz način naplate svojih potraživanja.
Naime, zakupac je nekon preuzimanja predmetnog prostora te nakon provedenog snimanja i sondiranja zgrade, utvrdio i obavijestio Grad kako mu je za rekonstrukciju, adaptaciju i promjenu namjene bivših uredskih prostorija u heritage boutique hotel potrebno konstrukcijsko ojačavanje temelja, zidova i krovišta, izrada nove primjerene odvodnje, adekvatan dovod vode za potrebe privođenja namjeni i potrebnoj potrošnji budućeg hotela, postavljanje instalacija jačeg priključka električne energije s obzirom na namjenu, zahvat na cjelokupnom krovištu te zahvat na sanaciji prodora vlage s istočne strane zgrade koji se nalazi ispod razine zemlje.
O tome saznanja nisu imali niti zakupac niti Grad u trenutku sklapanja ugovora, što naravno ne izuzima obvezu plaćanja ugovornih obveza - odgovaraju iz Grada uz dodatak da nastoje “sporazumno riješiti ovaj izazovan projekt i pronaći adekvatan model naplate svojih dospjelih potraživanja", te dodaju:
- Razumijemo i uvažavamo činjenicu da su spomenuti građevinski i infrastrukturni zahvati značajno promijenili dinamiku stavljanja objekta u funkciju, ali naglašavamo, ne našom krivnjom i pokušat ćemo postići razuman dogovor vezano za plaćanje dospijelih obeza, u protivnom ćemo se naplatiti prisilnim putem.
U međuvremenu, radovi na gradilištu su utihnuli, a protiv investitora Kadije su se pobunili stanari susjedne zgrade koji sudskim putem traže zaštitu zbog srušene drvarnice i iskopane rupe od 6,5 metara koja još uvijek tamo stoji. Na pitanje je li poduzetnik imao dozvolu za takav zahvat, iz gradske uprave odgovaraju:
- Što se tiče izvedenih iskopa od strane zakupnika ispod razine temelja susjedne građevine u kojoj se nalaze stanovi u privatnom vlasništvu, izvješćujemo kako Grad za navedene radove nije izdao pisanu suglasnost.
Sva ova pitanja željeli smo postaviti i samom Marku Kadiji, ali on posljednjih tjedan nije odgovorio niti na jedan od naših poziva ili poruka.

Kadija bez odgovora
Marko Kadija, inače brat Jole Kadije, koji na Narodnom trgu drži Gray bar (bivši Sunturist) te suprug direktorice Turistička zajednice Zadaske županije, Mihaele Kadije, ponudio je 17 eura po kvadratu za zakup dvije etažne jedinice na Bedemima zadarskih pobuna 11 namijenjene za heritage boutique hotel s najmanje četiri zvjezdice. Ugovor je sklopljen na razdoblje od pet godina.

Zašto su prestali radovi na rekonstrukciji novog baštinskog hotela na zadarskom Muraju?
Prije točno dvije godine, Marko Kadija, vlasnik tvrtke "Red White Blue Group" iz Svetog Filipa i Jakova ponudio je najviši iznos na javnom natječaju Grada Zadra za zakup velikog i atraktivnog prostora iznad "Atrija" u kojemu je bila smještena lokalna ispostava Hrvatskih cesta.
Radi se o poslovnom prostoru površine 382 četvorna metra, a Grad je cijenu odredio na 12 eura po kvadratu, odnosno ukupno 4584 eura. Zbog velikog ulaganja, a onda i pandemije, Kadija je bio oslobođen plaćanja zakupnine do kraja 2020. godine.
U međuvremenu, radovi su prestali, a dug je počeo rasti. Prema informacijama koje smo dobili iz gradskog Upravnog odjela za financije, spomenuta tvrtka je lokalnoj "blagajni" za zakup tog poslovnog prostora dužna 537 tisuća kuna.
Na pitanje kako zadarska vlast planira naplatiti nemalo potraživanje, evo što su nam odgovorili iz Upravnog odjela za gospodarenje imovinom.
- Budući da se nedvojbeno radi o iznimno složenom i zahtjevnom investicijskom projektu, Grad nastoji sporazumno riješiti nastalu situaciju vezano uz način naplate svojih potraživanja.
Naime, zakupac je nekon preuzimanja predmetnog prostora te nakon provedenog snimanja i sondiranja zgrade, utvrdio i obavijestio Grad kako mu je za rekonstrukciju, adaptaciju i promjenu namjene bivših uredskih prostorija u heritage boutique hotel potrebno konstrukcijsko ojačavanje temelja, zidova i krovišta, izrada nove primjerene odvodnje, adekvatan dovod vode za potrebe privođenja namjeni i potrebnoj potrošnji budućeg hotela, postavljanje instalacija jačeg priključka električne energije s obzirom na namjenu, zahvat na cjelokupnom krovištu te zahvat na sanaciji prodora vlage s istočne strane zgrade koji se nalazi ispod razine zemlje.
O tome saznanja nisu imali niti zakupac niti Grad u trenutku sklapanja ugovora, što naravno ne izuzima obvezu plaćanja ugovornih obveza - odgovaraju iz Grada uz dodatak da nastoje “sporazumno riješiti ovaj izazovan projekt i pronaći adekvatan model naplate svojih dospjelih potraživanja", te dodaju:
- Razumijemo i uvažavamo činjenicu da su spomenuti građevinski i infrastrukturni zahvati značajno promijenili dinamiku stavljanja objekta u funkciju, ali naglašavamo, ne našom krivnjom i pokušat ćemo postići razuman dogovor vezano za plaćanje dospijelih obeza, u protivnom ćemo se naplatiti prisilnim putem.
U međuvremenu, radovi na gradilištu su utihnuli, a protiv investitora Kadije su se pobunili stanari susjedne zgrade koji sudskim putem traže zaštitu zbog srušene drvarnice i iskopane rupe od 6,5 metara koja još uvijek tamo stoji. Na pitanje je li poduzetnik imao dozvolu za takav zahvat, iz gradske uprave odgovaraju:
- Što se tiče izvedenih iskopa od strane zakupnika ispod razine temelja susjedne građevine u kojoj se nalaze stanovi u privatnom vlasništvu, izvješćujemo kako Grad za navedene radove nije izdao pisanu suglasnost.
Sva ova pitanja željeli smo postaviti i samom Marku Kadiji, ali on posljednjih tjedan nije odgovorio niti na jedan od naših poziva ili poruka.

Kadija bez odgovora
Marko Kadija, inače brat Jole Kadije, koji na Narodnom trgu drži Gray bar (bivši Sunturist) te suprug direktorice Turistička zajednice Zadaske županije, Mihaele Kadije, ponudio je 17 eura po kvadratu za zakup dvije etažne jedinice na Bedemima zadarskih pobuna 11 namijenjene za heritage boutique hotel s najmanje četiri zvjezdice. Ugovor je sklopljen na razdoblje od pet godina.
