Prije točno mjesec dana pisali smo kako će se vlasnici POS-ovih stanova na šibenskom predjelu Bioci u svoja četiri zida konačno useliti početkom nadolazećeg prosinca, a što su nam tada potvrdili iz Agencije za pravni promet i posredovanje nekretninama (APN).

Tada je, dodajmo, u tijeku bila i priprema dokumentacije za prijavu tehničkog pregleda građevine, a koji, kako nam je čitatelj (podaci poznati autorici, op.a.) obznanio na redakcijski mail, POS-ov stambeni blok – nije prošao.

- Zgrade su imale tehnički pregled tijekom proteklih dana i naravno, pale su ga. Inspekcija im je dala rok od tri mjeseca da isprave nedostatke, a na zgradi se ništa nije radilo protekla četiri mjeseca, već su prošli tjedan panično ispravljali nedostatke i to pet dana prije samog tehničkog pregleda.

Otplatili smo već osam rata kredita za taj stan, ovo ne da je sramota nego je gore od sramote, nadali smo se ući u svoje prostore do Božića, ali to očito nije moguće – stoji u mailu čitatelja.

Prošlog mjeseca naveli smo i kako su se brojni vlasnici novih kvadrata na Biocima pronašli u nezavidnoj financijskoj situaciji jer mnogi od njih istovremeno plaćaju podstanarstvo i ratu kredita za stan na koji čekaju već predugo budući da je procedura izbora stanova s kandidatima koji su se pronašli na konačnoj listi prvenstva za kupnju odavno dovršena.

Radovi na južnom dijelu grada počeli su u veljači 2021. godine i trebali su biti okončani za dvije godine, što se, kako vidimo, ni iz bliza nije dogodilo. Ključni zahvati su bili završeni sa zakašnjenjem, a s obzirom na "pad" na tehničkom "ispitu" i tromjesečnom roku za otklanjanje nedostataka, nije isključeno da prvi stanari uđu u svoje prostore s kašnjenjem i od punu godinu dana.

Na zemljištu površine od 4997 četvornih metara, za nešto više od dvije i pol godine državna agencija kao investitor je izgradila dvije zgrade s ukupno 127 stanova, a cijena njegova kvadrata iznosi, obzirom na trenutne (pre)visoke tržišne cijene po cijeloj Dalmaciji, povoljnih 1235 eura.

Jednostavnom matematikom stoga, dolazimo do zaključka da za stan od, recimo, oko 60 kvadrata, mjesečna rata za kredit s otplatom od minimalnih 15 godina, iznosi oko 400 eura. Što je i više nego u redu i prihvatljivo da mjesečno izdvajate za nešto svoje, a što nije nimalo u redu ni prihvatljivo kada uz to još plaćate i podstanarstvo u istom ili većem iznosu.

Naime, u stan koji već nekoliko mjeseci otplaćujete, još uvijek ne možete ući. I pritom ne znate ni kada ćete moći. Eto, to je realnost s kojom se trenutno suočava veliki broj mladih šibenskih obitelji i pojedinaca.

Od APN-a smo zatražili očitovanje o novonastaloj situaciji, odnosno, o informaciji da dva novoizgrađena višestambena objekta na Biocima nisu prošla tehnički pregled, s pitanjima o novom predviđenom roku za primopredaju građevine. Do objave ovog teksta, odgovor nismo dobili.

Bioci su, dodajmo za kraj, nakon Meteriza i Šubićevca, treći gradski kvart u kojem su "niknule" zgrade iz APN-ova programa poticane stanogradnje, a projektom izgradnje dvaju objekata, predviđena su i pripadajuća parkirališno-garažna mjesta, parkirališta za motocikle, tehničke prostorije te spremišta za stanare.

Prije točno mjesec dana pisali smo kako će se vlasnici POS-ovih stanova na šibenskom predjelu Bioci u svoja četiri zida konačno useliti početkom nadolazećeg prosinca, a što su nam tada potvrdili iz Agencije za pravni promet i posredovanje nekretninama (APN).

Tada je, dodajmo, u tijeku bila i priprema dokumentacije za prijavu tehničkog pregleda građevine, a koji, kako nam je čitatelj (podaci poznati autorici, op.a.) obznanio na redakcijski mail, POS-ov stambeni blok – nije prošao.

- Zgrade su imale tehnički pregled tijekom proteklih dana i naravno, pale su ga. Inspekcija im je dala rok od tri mjeseca da isprave nedostatke, a na zgradi se ništa nije radilo protekla četiri mjeseca, već su prošli tjedan panično ispravljali nedostatke i to pet dana prije samog tehničkog pregleda.

Otplatili smo već osam rata kredita za taj stan, ovo ne da je sramota nego je gore od sramote, nadali smo se ući u svoje prostore do Božića, ali to očito nije moguće – stoji u mailu čitatelja.

Prošlog mjeseca naveli smo i kako su se brojni vlasnici novih kvadrata na Biocima pronašli u nezavidnoj financijskoj situaciji jer mnogi od njih istovremeno plaćaju podstanarstvo i ratu kredita za stan na koji čekaju već predugo budući da je procedura izbora stanova s kandidatima koji su se pronašli na konačnoj listi prvenstva za kupnju odavno dovršena.

Radovi na južnom dijelu grada počeli su u veljači 2021. godine i trebali su biti okončani za dvije godine, što se, kako vidimo, ni iz bliza nije dogodilo. Ključni zahvati su bili završeni sa zakašnjenjem, a s obzirom na "pad" na tehničkom "ispitu" i tromjesečnom roku za otklanjanje nedostataka, nije isključeno da prvi stanari uđu u svoje prostore s kašnjenjem i od punu godinu dana.

Na zemljištu površine od 4997 četvornih metara, za nešto više od dvije i pol godine državna agencija kao investitor je izgradila dvije zgrade s ukupno 127 stanova, a cijena njegova kvadrata iznosi, obzirom na trenutne (pre)visoke tržišne cijene po cijeloj Dalmaciji, povoljnih 1235 eura.

Jednostavnom matematikom stoga, dolazimo do zaključka da za stan od, recimo, oko 60 kvadrata, mjesečna rata za kredit s otplatom od minimalnih 15 godina, iznosi oko 400 eura. Što je i više nego u redu i prihvatljivo da mjesečno izdvajate za nešto svoje, a što nije nimalo u redu ni prihvatljivo kada uz to još plaćate i podstanarstvo u istom ili većem iznosu.

Naime, u stan koji već nekoliko mjeseci otplaćujete, još uvijek ne možete ući. I pritom ne znate ni kada ćete moći. Eto, to je realnost s kojom se trenutno suočava veliki broj mladih šibenskih obitelji i pojedinaca.

Od APN-a smo zatražili očitovanje o novonastaloj situaciji, odnosno, o informaciji da dva novoizgrađena višestambena objekta na Biocima nisu prošla tehnički pregled, s pitanjima o novom predviđenom roku za primopredaju građevine. Do objave ovog teksta, odgovor nismo dobili.

Bioci su, dodajmo za kraj, nakon Meteriza i Šubićevca, treći gradski kvart u kojem su "niknule" zgrade iz APN-ova programa poticane stanogradnje, a projektom izgradnje dvaju objekata, predviđena su i pripadajuća parkirališno-garažna mjesta, parkirališta za motocikle, tehničke prostorije te spremišta za stanare.
