Hrvatska još ne ide u smjeru novog oporezivanja privatnog smještaja, iako će pojačati kontrolu iznajmljivanja na crno u okviru inicijative koja se još uvijek razrađuje na razini Europske unije. iznajmljivanjem se bavi više od 106 tisuća domaćinstava, a prijavljeno je više od 600 tisuća kreveta, i to čini oko 60 posto ukupnog smještaja u turizmu Hrvatske. Na Forumu obiteljskog smještaja bilo ih je 300-tinjak, piše Poslovni.hr.
Objekti u domaćinstvu lani su imali 47 milijuna noćenja, nešto manje od polovice ukupnog broja noćenja. Istovremeno, radi se o segmentu smještaja koji ima znatno najkraću sezonu, uz 15 postotnu godišnju popunjenost.
“Sve dok u Hrvatskoj nema dovoljno hotela, u čemu za mediteranskom konkurencijom zaostajemo dva do tri puta, obiteljski ili privatni smještaj će imati jako važnu ulogu u turističkoj ponudi”, rekao je potpredsjednik HGK za poljoprivredu i turizam Dragan Kovačević istaknuvši kako bi važno bilo klasificirati ponudu smještaja, da se odvoji rentijerstvo od smještaja u domaćinstvima.
“Rentijerstvo je ne samo nelojalna konkurencija privatnom i drugom registriranom smještaju, nego čini i dodatni pritisak na komunalnu i drugu infrastrukturu, a bez davanja koja plaćaju domaćinstva koja se time bave”, kaže Kovačević.

Monika Udovičić iz Ministarstva turizma istaknula je da je Strategijom turizma do 2030. predviđena modernizacija kategorizacije svog turističkog smještaja, pa tako i privatnog. Doduše, na natječaj iz Nacionalnog plana oporavka i otpornosti prijavilo se tek 25 privatnih iznajmljivača, što pokazuje iznimno nizak interes ovog sektora za ulazak u ozbiljnije poduzetništvo.
Konzultant za privatni smještaj Nedo Pinezić istaknuo je kako je većini iznajmljivača ovo drugi dohodak, te oni plaćaju porez na prvi dohodak jer ili su negdje zaposleni ili su obrtnici. “A kod drugog dohotka od imovine i imovinskih prava imamo grupaciju prihoda gdje je i stanodavstvo u pitanju, i kada se govori o poreznoj reformi zahvaća se cijela ta grupa.
Želimo vidjeti u kojem će pravcu to ići”, istaknuo je Pinezić. Upozorio je da treba bolje regulirati nekomercijalni smještaj (vikendice) s oko 300 tisuća objekata u kojemu povremeno borave vlasnici i njihove obitelji i prijatelji, bez plaćanja svakog noćenja i davanja koja plaćaju oni koji su registrirani za iznajmljivanje, piše Poslovni.hr

Hrvatska još ne ide u smjeru novog oporezivanja privatnog smještaja, iako će pojačati kontrolu iznajmljivanja na crno u okviru inicijative koja se još uvijek razrađuje na razini Europske unije. iznajmljivanjem se bavi više od 106 tisuća domaćinstava, a prijavljeno je više od 600 tisuća kreveta, i to čini oko 60 posto ukupnog smještaja u turizmu Hrvatske. Na Forumu obiteljskog smještaja bilo ih je 300-tinjak, piše Poslovni.hr.
Objekti u domaćinstvu lani su imali 47 milijuna noćenja, nešto manje od polovice ukupnog broja noćenja. Istovremeno, radi se o segmentu smještaja koji ima znatno najkraću sezonu, uz 15 postotnu godišnju popunjenost.
“Sve dok u Hrvatskoj nema dovoljno hotela, u čemu za mediteranskom konkurencijom zaostajemo dva do tri puta, obiteljski ili privatni smještaj će imati jako važnu ulogu u turističkoj ponudi”, rekao je potpredsjednik HGK za poljoprivredu i turizam Dragan Kovačević istaknuvši kako bi važno bilo klasificirati ponudu smještaja, da se odvoji rentijerstvo od smještaja u domaćinstvima.
“Rentijerstvo je ne samo nelojalna konkurencija privatnom i drugom registriranom smještaju, nego čini i dodatni pritisak na komunalnu i drugu infrastrukturu, a bez davanja koja plaćaju domaćinstva koja se time bave”, kaže Kovačević.

Monika Udovičić iz Ministarstva turizma istaknula je da je Strategijom turizma do 2030. predviđena modernizacija kategorizacije svog turističkog smještaja, pa tako i privatnog. Doduše, na natječaj iz Nacionalnog plana oporavka i otpornosti prijavilo se tek 25 privatnih iznajmljivača, što pokazuje iznimno nizak interes ovog sektora za ulazak u ozbiljnije poduzetništvo.
Konzultant za privatni smještaj Nedo Pinezić istaknuo je kako je većini iznajmljivača ovo drugi dohodak, te oni plaćaju porez na prvi dohodak jer ili su negdje zaposleni ili su obrtnici. “A kod drugog dohotka od imovine i imovinskih prava imamo grupaciju prihoda gdje je i stanodavstvo u pitanju, i kada se govori o poreznoj reformi zahvaća se cijela ta grupa.
Želimo vidjeti u kojem će pravcu to ići”, istaknuo je Pinezić. Upozorio je da treba bolje regulirati nekomercijalni smještaj (vikendice) s oko 300 tisuća objekata u kojemu povremeno borave vlasnici i njihove obitelji i prijatelji, bez plaćanja svakog noćenja i davanja koja plaćaju oni koji su registrirani za iznajmljivanje, piše Poslovni.hr
