Cijene nekretnina u Dubrovniku ne padaju, a navodno je sve više onih koji  nekretnine kupuju gotovinom.  Stanovi, poslovni prostori… sve ide, sada kada kune koje se čuvaju negdje daleko od banaka, treba prebaciti u eure. U krizna vremena mijenja se i način štednje, a za one koji štede izvan banaka prilika je da nekretninu kupe gotovinom kako ne bi trebali državi dokazivati odakle im novac. No je li to baš tako, kako se ovih dana priča po dubrovačkim ulicama? Ne može biti dalje od istine!, navode trgovci nekretninama.

- U gotovini se ne može kupovati nekretnina, ne može netko donijeti stotine tisuća eura u bursi, nego mora biti dokazano njegovo porijeklo i način zarade. Sigurno nijedan javni bilježnik neće svojim potpisom potvrditi nešto gdje je  isporučena gotovina, a to također ide na provjeru i Poreznoj upravi. Da Dubrovčani kupuju nekretnine u gotovini je potpuno neistinita tvrdnja. Od kad je donesen zakon o pranju novca i još niz propisa o porijeklu imovine to nije moguće – govori Frano Bezić,  dubrovački stručnjak kada je u pitanju trgovina nekretninama.

– Bila su, doduše odavno vremena kada su Rusi ovdje kupovali nekretnine gotovinom. Oni su imali gotovinu, a to je, u to doba,  bilo legalno. Mi kao agenti smo morali biti vrlo pažljivi, imati četvero očiju otvorenih  jer je bila stalna opasnost za neki problem. -   prisjetio je Bezić.  Svakako, dodaje, to više nije moguće.

 - Gotovinom nije moguće kupiti niti investicijsko zlato, najsigurniji oblik štednje. Svakog takvog kupca moramo otpraviti jer je to pranje novca - tvrdi Dominik Crkvenčić iz tvrtke Elementum koja se bavi trgovinom plemenitim kovinama.

- Svakodnevno imamo ljude koji nam dolaze s tisućama kuna gotovine i žele kupiti zlato, no ne možemo im pomoći. To je novac koji su ljudi zaradili, a ostali su dužni državi  neke doprinose ili poreze zbog čega ih ne vraćaju u sustav. Koliko vidimo dosta se toga tolerira kroz kupnju nekretnina, no pitanje je što će biti sutra hoće li vas država tražiti porijeklo imovine? Puno je u Hrvatskoj novca izvan sustava koji ljudi iz nekoga razloga tamo ne žele, u svim valutama, kunama, eurima, dolarima... posebno kada su u pitanju pomorci. Ali sada, nakon turističke sezone i zbog prelaska na euro nije poseban interes kupaca nigdje, pa niti s dubrovačkog područja. Ono što je razlog  kupovini investicijskog zlata je štednja na najsigurniji način i tu bilježimo porast kupnje zlata zbog inflacije koja je 12,8 posto i što su novci na banci, a govorim o ukupnom iznosu koji Hrvati imaju u bankama i na depozitima pa i čarapama, posljednjih godinu dana izgubili preko 43 milijarde kuna kupovne noći, jer je 337 milijardi na štednji. Ljudi koji to razumiju bježe od novčanih vrijednosti u investicijsko zlato i srebro. Investicijsko zlato je čuvar imovine već tisuću godina - objašnjava Crkvenčić.

Cijene nekretnina u Dubrovniku ne padaju, a navodno je sve više onih koji  nekretnine kupuju gotovinom.  Stanovi, poslovni prostori… sve ide, sada kada kune koje se čuvaju negdje daleko od banaka, treba prebaciti u eure. - U gotovini se ne može kupovati nekretnina, ne može netko donijeti stotine tisuća eura u bursi, nego mora biti dokazano njegovo porijeklo i način zarade. Sigurno nijedan javni bilježnik neće svojim potpisom potvrditi nešto gdje je  isporučena gotovina, a to također ide na provjeru i Poreznoj upravi. Da Dubrovčani kupuju nekretnine u gotovini je potpuno neistinita tvrdnja. Od kad je donesen zakon o pranju novca i još niz propisa o porijeklu imovine to nije moguće – govori Frano Bezić,  dubrovački stručnjak kada je u pitanju trgovina nekretninama.

– Bila su, doduše odavno vremena kada su Rusi ovdje kupovali nekretnine gotovinom. Oni su imali gotovinu, a to je, u to doba,  bilo legalno. Mi kao agenti smo morali biti vrlo pažljivi, imati četvero očiju otvorenih  jer je bila stalna opasnost za neki problem. -   prisjetio je Bezić.  Svakako, dodaje, to više nije moguće.

 - Gotovinom nije moguće kupiti niti investicijsko zlato, najsigurniji oblik štednje. Svakog takvog kupca moramo otpraviti jer je to pranje novca - tvrdi Dominik Crkvenčić iz tvrtke Elementum koja se bavi trgovinom plemenitim kovinama.

- Svakodnevno imamo ljude koji nam dolaze s tisućama kuna gotovine i žele kupiti zlato, no ne možemo im pomoći. To je novac koji su ljudi zaradili, a ostali su dužni državi  neke doprinose ili poreze zbog čega ih ne vraćaju u sustav. Koliko vidimo dosta se toga tolerira kroz kupnju nekretnina, no pitanje je što će biti sutra hoće li vas država tražiti porijeklo imovine? Puno je u Hrvatskoj novca izvan sustava koji ljudi iz nekoga razloga tamo ne žele, u svim valutama, kunama, eurima, dolarima... posebno kada su u pitanju pomorci. Ali sada, nakon turističke sezone i zbog prelaska na euro nije poseban interes kupaca nigdje, pa niti s dubrovačkog područja. Ono što je razlog  kupovini investicijskog zlata je štednja na najsigurniji način i tu bilježimo porast kupnje zlata zbog inflacije koja je 12,8 posto i što su novci na banci, a govorim o ukupnom iznosu koji Hrvati imaju u bankama i na depozitima pa i čarapama, posljednjih godinu dana izgubili preko 43 milijarde kuna kupovne noći, jer je 337 milijardi na štednji. Ljudi koji to razumiju bježe od novčanih vrijednosti u investicijsko zlato i srebro. Investicijsko zlato je čuvar imovine već tisuću godina - objašnjava Crkvenčić.

Cijene nekretnina u Dubrovniku ne padaju, a navodno je sve više onih koji  nekretnine kupuju gotovinom.  Stanovi, poslovni prostori… sve ide, sada kada kune koje se čuvaju negdje daleko od banaka, treba prebaciti u eure. U krizna vremena mijenja se i način štednje, a za one koji štede izvan banaka prilika je da nekretninu kupe gotovinom kako ne bi trebali državi dokazivati odakle im novac.
