Bez obzira na krizu, kao i sve ostale cijene, rastu i one nekretnina. Prema podacima oglasnika Crozilla.com ispostavlja se da je prosječna cijena stana koji se oglašava na njihovoj stranici u odnosu na isti period prošle godine porasla za sedam posto što bi izraženo u eurima bilo 100 eura. 

U odnosu na listopad 2019. godine cijene su porasle za oko 14 posto, tj. 220 eura, te za gotovo 19 posto u odnosu na 2018. godinu što je istovjetno iznosu od skoro 300 eura po kvadratu, a rast je primjetan iz mjeseca u mjesec, piše Slobodna Dalmacija.

Jedan od rijetkih gradova koji izbjegava ovaj trend rasta cijena je Dubrovnik sa svojim poslovično visokim cijenama nekretnina. Za kvadrat stana se ondje tijekom listopada na portalu Crozilla.com u prosjeku tražilo 3645 eura, što je 0,3 posto manje no mjesec ranije. 

U Splitu su stanovi tijekom listopada u prosjeku bili jedan posto skuplji no mjesec ranije, a za kvadratni metar se u prosjeku tražilo 3082 eura. Slično je i u drugim srednjodalmatinskim gradovima.

U Zadru su cijene tako u listopadu porasle u odnosu na rujan za 1,2 posto, a iznosile su u prosjeku 2515 euro. Cijene kvadrata zadarskih stanova su u listopadu bile su oko 240 eura po kvadratnom metru više no lani, 256 eura više no 2019. godine, te oko 350 eura više no u istom mjesecu 2018. godine.

Slična razlika u cijenama, 1,1 posto, zabilježena je u Šibeniku u kojem su stanovi oglašavani po prosječnoj cijeni od 2074 eura. Iako su cijene u odnosu na mjesec prije bile više, bile su manje nego li u istom mjesecu godinu prije.

Najveća pomama vlada ipak za stanovima u metropoli što znači da građevinari mogu odrediti gotovo bilo koju cijenu. Kvadrat novogradnje popeo se na tri tisuće eura, a u središtu grada na dan se uspiju prodati tek dva stara stana što je upola manje nego prije potresa.

Najveći problem je manjak radnika koji su, građevinari tvrde, mahom otišli u inozemstvo. Oni koji su ostali traže visoke cijene za svoj posao, a ne nude zauzvrat jednaku kvalitetu rada. 

Radnicima je sada plaća preko sedam tisuća kuna, a mogla bi dugo biti takva ako banke budu nezadovoljne kamatnim stopama na stambene kredite. “Povećanje kamatnih stopa koje se predviđa može dovesti do značajnih promjena na tržištu nekretnina, tako da je predviđati daljnji rast jako nezahvalno“, objasnio je stručnjak Boro Vujović za Crozilla.com.

Bez obzira na krizu, kao i sve ostale cijene, rastu i one nekretnina. Prema podacima oglasnika Crozilla.com ispostavlja se da je prosječna cijena stana koji se oglašava na njihovoj stranici u odnosu na isti period prošle godine porasla za sedam posto što bi izraženo u eurima bilo 100 eura. 

U odnosu na listopad 2019. godine cijene su porasle za oko 14 posto, tj. 220 eura, te za gotovo 19 posto u odnosu na 2018. godinu što je istovjetno iznosu od skoro 300 eura po kvadratu, a rast je primjetan iz mjeseca u mjesec, piše Slobodna Dalmacija.

Jedan od rijetkih gradova koji izbjegava ovaj trend rasta cijena je Dubrovnik sa svojim poslovično visokim cijenama nekretnina. Za kvadrat stana se ondje tijekom listopada na portalu Crozilla.com u prosjeku tražilo 3645 eura, što je 0,3 posto manje no mjesec ranije. 

U Splitu su stanovi tijekom listopada u prosjeku bili jedan posto skuplji no mjesec ranije, a za kvadratni metar se u prosjeku tražilo 3082 eura. Slično je i u drugim srednjodalmatinskim gradovima.

U Zadru su cijene tako u listopadu porasle u odnosu na rujan za 1,2 posto, a iznosile su u prosjeku 2515 euro. Cijene kvadrata zadarskih stanova su u listopadu bile su oko 240 eura po kvadratnom metru više no lani, 256 eura više no 2019. godine, te oko 350 eura više no u istom mjesecu 2018. godine.

Slična razlika u cijenama, 1,1 posto, zabilježena je u Šibeniku u kojem su stanovi oglašavani po prosječnoj cijeni od 2074 eura. Iako su cijene u odnosu na mjesec prije bile više, bile su manje nego li u istom mjesecu godinu prije.

Najveća pomama vlada ipak za stanovima u metropoli što znači da građevinari mogu odrediti gotovo bilo koju cijenu. Kvadrat novogradnje popeo se na tri tisuće eura, a u središtu grada na dan se uspiju prodati tek dva stara stana što je upola manje nego prije potresa.

Najveći problem je manjak radnika koji su, građevinari tvrde, mahom otišli u inozemstvo. Oni koji su ostali traže visoke cijene za svoj posao, a ne nude zauzvrat jednaku kvalitetu rada. 

Radnicima je sada plaća preko sedam tisuća kuna, a mogla bi dugo biti takva ako banke budu nezadovoljne kamatnim stopama na stambene kredite. “Povećanje kamatnih stopa koje se predviđa može dovesti do značajnih promjena na tržištu nekretnina, tako da je predviđati daljnji rast jako nezahvalno“, objasnio je stručnjak Boro Vujović za Crozilla.com.
