Kreće posljednji krug APN-a, subvencioniranih stambenih kredita za one koji udovoljavaju uvjetima. Građani se za APN mogu početi prijavljivati od 20. ožujka, od jučer su poznate i kamatne stope koje nude banke, a prijave će se primati mjesec dana.

Tim povodom novinari u Novom danu N1 televizije gost je bio stručnjak za tržište nekretnina Borom Vujović.

- APN je mjera koja ide od 2017., poklopila se s trenutkom kad je ovaj krenuo ciklus rasta cijena nekretnina. Ideja je bila dobra, da se zaustavi iseljavanje mladih i olakša rješavanje stambenog pitanja. Pogotovo oni u prvom, drugom pa i trećem ciklusu su jako dobro prošli, ali za sve ostale je ovo mjera koja je dovela do ovoga što imamo danas, a to je da imamo visoke cijene nekretnina. Nije isključivi krivac, ali je jedan od faktoar. Najveći nedostatak mjere je što ima ograničen rok trajanja – mjesec dana - rekao je Vujović.

Kamatne stope su više nego prije, ali Vujović kaže da su “i dalje niske kada gledamo ono što se događa na tržištu i pogotovo ako se gledaju druge zemlje”.

- Još ako je ova kamata od tri i nešto pa još je fiksna na 10, 20, 30 godina, to je jako dobra priča. Onaj tko može, treba iskoristiti tu priliku - smatra Vujović ističući da je najveća prednost APN-a što je kamata fiksna za cijelo vrijeme otplate, što je pogotovo važno s obzirom na vrijeme u kojem živimo.

Najviše nekretnina u Zagrebu, kaže Vujović, kupuju oni s obale.

- Svake godine poslije sezone dobar dio ljudi dođe u Zagreb i tu kupi nekretninu. Kad se pogleda statistika najviše nekretnina kupuju ljudi izvan Zagreba, ne moraju dizati kredit, imaju vlastita sredstva. Po našoj sastitisci, u prošloj godini 60 posto nekretnina kupljeno je iz vlastitih sredstava. To su ljudi koji imaju novac - rekao je Vujović.

Dodaje da su po statistici cijene stanova u Zagrebu narasle 17,5 posto u usporedbi s 2021.

- Mi smo europsko tržište, a onda i svjetsko. Preko 30 posto kupaca su stranci i to isto ima utjecaja na cijene. Jesu li one u skladu s našim primanjima, to je pitanje, ali kad vidite koliko su primanja veća u Sloveniji, Austriji, Njemačkoj… Svi oni kupuju nekretnine u Hrvatskoj. Jednostavno imamo kupce koji imaju veću platežnu moć nego što je naša - rekao je Vujović za N1.

Kreće posljednji krug APN-a, subvencioniranih stambenih kredita za one koji udovoljavaju uvjetima. Građani se za APN mogu početi prijavljivati od 20. ožujka, od jučer su poznate i kamatne stope koje nude banke, a prijave će se primati mjesec dana.

Tim povodom novinari u Novom danu N1 televizije gost je bio stručnjak za tržište nekretnina Borom Vujović.

- APN je mjera koja ide od 2017., poklopila se s trenutkom kad je ovaj krenuo ciklus rasta cijena nekretnina. Ideja je bila dobra, da se zaustavi iseljavanje mladih i olakša rješavanje stambenog pitanja. Pogotovo oni u prvom, drugom pa i trećem ciklusu su jako dobro prošli, ali za sve ostale je ovo mjera koja je dovela do ovoga što imamo danas, a to je da imamo visoke cijene nekretnina. Nije isključivi krivac, ali je jedan od faktoar. Najveći nedostatak mjere je što ima ograničen rok trajanja – mjesec dana - rekao je Vujović.

Kamatne stope su više nego prije, ali Vujović kaže da su “i dalje niske kada gledamo ono što se događa na tržištu i pogotovo ako se gledaju druge zemlje”.

- Još ako je ova kamata od tri i nešto pa još je fiksna na 10, 20, 30 godina, to je jako dobra priča. Onaj tko može, treba iskoristiti tu priliku - smatra Vujović ističući da je najveća prednost APN-a što je kamata fiksna za cijelo vrijeme otplate, što je pogotovo važno s obzirom na vrijeme u kojem živimo.

Najviše nekretnina u Zagrebu, kaže Vujović, kupuju oni s obale.

- Svake godine poslije sezone dobar dio ljudi dođe u Zagreb i tu kupi nekretninu. Kad se pogleda statistika najviše nekretnina kupuju ljudi izvan Zagreba, ne moraju dizati kredit, imaju vlastita sredstva. Po našoj sastitisci, u prošloj godini 60 posto nekretnina kupljeno je iz vlastitih sredstava. To su ljudi koji imaju novac - rekao je Vujović.

Dodaje da su po statistici cijene stanova u Zagrebu narasle 17,5 posto u usporedbi s 2021.

- Mi smo europsko tržište, a onda i svjetsko. Preko 30 posto kupaca su stranci i to isto ima utjecaja na cijene. Jesu li one u skladu s našim primanjima, to je pitanje, ali kad vidite koliko su primanja veća u Sloveniji, Austriji, Njemačkoj… Svi oni kupuju nekretnine u Hrvatskoj. Kreće posljednji krug APN-a, subvencioniranih stambenih kredita za one koji udovoljavaju uvjetima. Građani se za APN mogu početi prijavljivati od 20. ožujka, od jučer su poznate i kamatne stope koje nude banke, a prijave će se primati mjesec dana.

Tim povodom novinari u Novom danu N1 televizije gost je bio stručnjak za tržište nekretnina Borom Vujović.

- APN je mjera koja ide od 2017., poklopila se s trenutkom kad je ovaj krenuo ciklus rasta cijena nekretnina. Ideja je bila dobra, da se zaustavi iseljavanje mladih i olakša rješavanje stambenog pitanja. Pogotovo oni u prvom, drugom pa i trećem ciklusu su jako dobro prošli, ali za sve ostale je ovo mjera koja je dovela do ovoga što imamo danas, a to je da imamo visoke cijene nekretnina. Nije isključivi krivac, ali je jedan od faktoar. Najveći nedostatak mjere je što ima ograničen rok trajanja – mjesec dana - rekao je Vujović.

Kamatne stope su više nego prije, ali Vujović kaže da su “i dalje niske kada gledamo ono što se događa na tržištu i pogotovo ako se gledaju druge zemlje”.

- Još ako je ova kamata od tri i nešto pa još je fiksna na 10, 20, 30 godina, to je jako dobra priča. Onaj tko može, treba iskoristiti tu priliku - smatra Vujović ističući da je najveća prednost APN-a što je kamata fiksna za cijelo vrijeme otplate, što je pogotovo važno s obzirom na vrijeme u kojem živimo.

Najviše nekretnina u Zagrebu, kaže Vujović, kupuju oni s obale.

- Svake godine poslije sezone dobar dio ljudi dođe u Zagreb i tu kupi nekretninu. Kad se pogleda statistika najviše nekretnina kupuju ljudi izvan Zagreba, ne moraju dizati kredit, imaju vlastita sredstva. Po našoj sastitisci, u prošloj godini 60 posto nekretnina kupljeno je iz vlastitih sredstava. To su ljudi koji imaju novac - rekao je Vujović.

Dodaje da su po statistici cijene stanova u Zagrebu narasle 17,5 posto u usporedbi s 2021.

- Mi smo europsko tržište, a onda i svjetsko. Preko 30 posto kupaca su stranci i to isto ima utjecaja na cijene. Jesu li one u skladu s našim primanjima, to je pitanje, ali kad vidite koliko su primanja veća u Sloveniji, Austriji, Njemačkoj… Svi oni kupuju nekretnine u Hrvatskoj. Jednostavno imamo kupce koji imaju veću platežnu moć nego što je naša - rekao je Vujović za N1.
